Transit Corridors Linking Suburban Residential Belts to Key Manufacturing Zones

Bellary Road acts as the main link. It connects suburban Yelahanka to the aerospace area north of the airport. It also connects to Peenya's older factory zone in the south.

Yelahanka Junction is 14 km from the KIADB Aerospace Park. It takes around 22 to 25 minutes to get by car via NH-44. The park is huge; it covers 3,000 acres across Bagalur and Devanahalli. Collins Aerospace has a site, 26 acres, in the park.

Zetwerk just opened a factory there in early 2026. The Foxconn iPhone plant has increased rent demand. This year, rent has gone up by 18%. The rental returns are between 4 to 5%.

The Peenya Industrial Area is 14 to 20 km south of Yelahanka. It takes 25 to 31 minutes to get there by road. This area is one of Asia's industrial zones. It has factories and small manufacturing units. The Peenya Industry metro station on the Green Line provides rail access from central Bangalore.

However, there is no metro link between Yelahanka and Peenya. So people mostly travel by road using NH-44 and ORR.

Beyond NH-44, two rail projects are changing how workers reach these factory zones.

Namma Metro Blue Line Targets Mid-2026 Operations

The Blue Line is 37 kilometers long and goes from Krishnarajapura to the airport. It passes through the Devanahalli-Bagalur area. There are stations at Doddajala and the airport terminals, which are 8 Km away from Bagalur. These should be open by June 2026.

The project costs a lot of money, around ₹14,000 crore. It will make the property values near the Blue Line go up by 20 to 25%. It will make it faster to travel from Bagalur to the city center, it will take less than one hour.

Bengaluru Suburban Rail Serves The Yelahanka-Devanahalli Corridor

The Bengaluru Suburban Rail Project's Corridor 1 links Yelahanka to Devanahalli. This should finish by December 2026. This 149 km network is currently 22% complete. Once ready, it gives factory workers a rail option. This works alongside road travel on the same aerospace corridor.

STRR And Doddaballapur Corridor Extend Reach Further North

The Satellite Town Ring Road adds a loop route. This connects Yelahanka's homes to factory towns beyond the airport area.

STRR Cuts Travel Time To Doddaballapur And Hoskote

The STRR's Dobbaspet-Doddaballapur-Hoskote stretch spans about 80 km. It has been running since March 2024. It cuts travel time from the Bagalur aerospace belt to Yelahanka.

This trip now takes about 18 km, or 25 minutes. The full STRR spans 280-288 km. It costs ₹15,676 crore. Full completion is targeted through 2026-27.

KIADB Investment Backs The Corridor's Industrial Infrastructure

The Karnataka government has set aside ₹175 crore. This will fund a Yelahanka flyover to ease traffic. Over ₹500 crore more will fund a power substation. This substation will serve the aerospace belt. It will run at 220/66/11 kV. At Invest Karnataka 2026, 48 companies signed deals. These deals total ₹51,469 crore. Most of this money goes into aerospace and manufacturing.

Embassy Knowledge Park sits directly on Bellary Road. It is near Yelahanka Junction, right at the center of this transit network. Kempegowda International Airport is 13 km away. The aerospace belt beyond Bagalur sits further north on the same NH-44 route.

Yelahanka Junction's Suburban Rail line sits 1-2 km from the project. This line joins the same Corridor 1 route planned toward Devanahalli. Manyata Tech Park sits 22 km south via the Hebbal flyover. It stays reachable on the same highway. This single-road access to the airport, aerospace zone, and IT-linked factories is a key reason working professionals like this Bellary Road location.
